Why buy a house in Turkey? 

The reason why you should buy a house in Turkey is because of the fact that prices in Turkey are lower than in most other European countries (with the exclusion of some former east european countries). Not only are there lower prices for real estate, but also for the costs of living and likewise. Eating and drinking, electricity, water, taxes, etc. are all things that are much cheaper in Turkey. Also the nice weather and the beautiful surroundings, the kind and helpfull people are an important factor to buy a house in Turkey. So,

What is the difference between the United Kingdom and Turkey concerning buying a house? 

The formalities are mostly the same but there are two major differences: In the United Kingdom most people go to a solicitor to complete a real estate transaction (conveyancing), in Turkey seller and buyer have to take care of all the formalities themselves. It is very important to check the fact that the registration of the real estate is correct at the Land Registry and later on also on the title deed (Tapu). Then you have the army authority in Turkey who has to give their approval before the real estate can be sold. So,

What is a title deed (Tapu) and why is it so important? 

A title deed (Tapu) is a proof of ownership of the property. It gives information about who the present owner is / owners are of the real estate, what kind of real estate it concerns, when it was registered and where it is located. In Turkey the names of the father and mother of the owner(s) are mentioned also on the title deed (Tapu). A title deed is a legal document stating that you are registered as the owner of the property. So,

Which nationalities can purchase turkish real estate?

 

Turkey allows the purchase of real estate on the basis of mutuality. That means that when a turkish citizen is allowed to purchase real estate in another country, the citizens of that country are also allowed to purchase real estate in Turkey.

Do I need a residence permit and where can I get it?

 

With a standard turist visa you can stay in Turkey for a maximum of three months. The visa can be extended with 3 months in the city where you stay.  For a longer period of stay you can apply for a visa at one of the turkish consulates or the turkish embassy. At the  local foreign policestation in Turkey you can apply for a residence permit of 1, 3 or 5 year(s). You will have to prove that you can manage yourself during that period financially and that you have a regular income (copy of your giro- or bankaccount, salarystrip).

What is an Iskan?

 

An Iskan is an allowance which is issued by the municipality for the resident of the property. The document is only issued to the resident when the contractor has met all the necessary demands concerning building the property. With an Iskan the person who owns the property and who is really staying at the property (the resident) can apply  for usage of electricity and water.
